Because they are all about doing it cheaper than the next guy, and don’t care.

The house we built two years ago I believe has a good foundation. The engineer had soil tests done and was test drilled. We ended up with 43 piers that the beams on the slab sit on. They range from 16’ to 28’ deep. It did not add as much costs as one would think.

my slabs don't shift. 5 lifts to get pad right then this.

Perma Pier is the best I've seen. They dont skip steps and their crews are courteous and professional. Last time 3 years ago, I also used Crosstown Engineering prior for a reference point and check. Both were terrific.

that one is in ft stockton (man I miss that 72 hiboy). avg was 3 rattlers a day and biggest was about 7'. fun job, well sorta. lol

not sure about now but back in the 80s/90s slabs were post tensioned a lot in the dfw area, rebar and post tension and your slab should be pretty stable.

the monolithic slabs were best, double pour (stemwalls then slab after) leaves a lot of movement area available.
if you are building new, I suggest 1-1 1/2" rock (road base) compacted instead of sand, sand holds moisture bad, will wash out and can lead to water wicking thru the concrete, the rock lets the area under the slab "breathe" instead of holding water and drying out.

Just depends on the depth and the number spec‘ed by the engineer I’m building in Frisco right now and the bottom of the beams are sitting on solid rock. Really no need for piers here.

We found out our depth and problem the hard way. Didn't have any visible cracks in the walls, carpet on the floor. One day we have water on the floor/carpet. Turned out to be a leak from the roof caused by a corner of the house settling causing part of the roof to pull away from the rest of the house. House was about 15 years old. When they drove the piers, it was 20 feet down before they hit solid. By the time we finished doing the repairs it was a new roof, exterior painting, fixing the water damage including mold abatement inside the house, 6 piers, and concrete leveling. Insurance only paid for the water damage inside the house.

Yikes. Insurance companies would be bankrupt if they paid for foundation repairs. Yes, I know they will pay for some if the foundation malfunctions due to a water leak, but most foundation work is not covered. The root cause is expansive soil and a building code that does not require piers prior to foundation pour. Money talks, shixt walks. Foundation repair is big business.

I didn't read the 3 pages in this thread. My spin? If I had a do over I would have sold my house when the foundation repairs began and then fixed and bought another home.
