Which is why if I ever move back to Texas, it won't be in the DFW area. Builders refuse to construct a slab on floating piers because of the added costs. My house in Oak Point cost me 20K. The additional cost for the piers during construction would have been half that. My ex neighbor there has the piers and has lived there for 20 years. Not a single crack that is caused by the foundation dropping. Sounds good on paper but if I build a house with piers and it cost 30k dollars more than my competition’s, who’s house do you think they will buy? I would buy yours in a heartbeat. Is it true that before the foundation is poured it would cost $30K for 40 holes filled with rebar and concrete?

Soil test should be required and proper engineering for the slab. That way you know what your building on and how to get your dirt pad up to snuff before you ever put the foundation on it

Here in Rowlett/Rockwall, they say typically 30 to 35' to hit rock or at best the resistance threshold.

Once these piers are added (hybrid steel tip) and concrete pillars with cable, I think it should be stable for several years I hope.

We bought this house in 2003 and since have had to pay $18,500 for foundation work. After today, it will be closer to $23K total for foundation work in 17 years. This land was all pasture land and 1000 ft. from the lake edge. That’s a small fortune! Agree. It is eating into my "appreciation" profit. The market value of the house has increased $90K since we bought it.

My wife's parent had something like that done to their house and a couple years later he protested the property value. The County sent out an inspector to appraise their place and condemned their house!

I feel your pain! I've put around 33 piers(lost count) under our house and it still moves like a floating boat dock. My garage has been leveled twice and continues to crack. sometimes I wish it'd just burn to the ground. These slab houses SUCK ...!! There has to be a better way to build a house in Texas.

Foundation repair is a joke. Your slab is going to shift throughout the year, you just want it to shift equally across the whole slab. If water ponds on one side, that side will expand. The moisture content of the soil surrounding your house and below it needs to stay consistent.

Well, there was only one small section of our house that has not yet had Piers installed and that is the garage. So, guess what sunk 1.6"? Of course the garage. The crew is out here today to install 7 piers to bring up the garage and close the crack in the outside brick. It don't get no funner than this. What company did you use.?
