Comps to bring to protest

So I googled comps and most sites wanted me to go to realtor. com. I had zero luck finding anything compared to our home. My question is since no homes have been sold on our very short county road should I look at the whole county that I live in? This will be the first time protesting increased home appraisal. Any help or direction will be greatly appreciated.

look up the local County Appraisal District for your specific county. you can then look at comparable values by searching all the properties around you. mine is HUNT CAD .

Know any realtors? They can find actual sale prices for comparable properties, which is what you want.

The appraisal district has to give you the addresses they used for comps. Start with those. You might be able to argue those aren't valid comps for various reasons (square footage different, location, proximity to schools, age, condition).
I was able to get mine reduced quite a bit one time based on the fact that they had my house valued at $4.50/sq ft more than the asking price of the house across the street, which was for sale at the time. While I was in the protest meeting the county tax person looked it up on realtor.com and showed them I was correct, and they lowered mine to a comparable number. That house wouldn't have been a comp for my house based on size and a few other factors, but it's difficult for them to argue that someone would actually pay more per square foot for a house in the immediate vicinity.

It's good to bring "Repair Cost Estimates" on work you need done on your house as well.
It shows your house is not up to par with others in the area you live
