If it makes sense, they will do a some sort of feasibility cost analysis. They might put in a natural gas cogeneration station because the electrical grid is already set for it, but from what I have seen it takes years. This should have been thought about years ago. NO ONE has ever been able to explain what is done to compensate for the loss of all of these power plants. Are we buying electricity from Mexico or other states now? I'm no expert here, but how much additional electricity is being generated by gas powered plants. With the Barnett Shale supplying so much additional natural gas, it may just not be as economical to run the coal plants in Texas. Also wind taking a huge bite. Quick google search shows NG is almost 50% of all electricity generated in the state.

Those guys get checked by the 2 Game Wardens that cover Monticello way more than you think. I was shocked to see that most have fishing licenses and I've never seen one of them keep anything other than crappie or catfish and I've spent a few hours around that bridge.

Here is what I think will happen to Monticello. They will build on both sides of the lake if they can. It will be a private lake. I think Fairfield will be different since the park is nice and the state leases one side of it. I really don't think the state will just let it go. One side of fairfield will be developed the other stays a state park. The problem with the plants closing is we will need more electricity in the future. They need to build something that will make the people happy.

with the property values on sandlin and cypress... I can see Monti becoming a private lake with homeownership all around it. if TPWD gets to control it, they will spray and kill all the grass on it, destroying it like Purtis Creek, Cypress Springs, etc. Pray that it stays how it is, and a public ramp is opened with deep water access. and TPWD remains minimal in their management of that particular fishery.

Mark, I personally think the state should buy the two lakes and turn them into state parks. My thoughts also. research my old home lake mcqueeney. it has some of the largest teen sized bass in Texas. Isn't that the "Lake for Only the People Who Have Waterfront Property?" Theres one in Robertson co. they don't talk about much, they sure tried keeping Alvarado that way as long as they could but you could still use a kayak until the ramp was finally finished. Also Alcoa lake in Milam county but I think there was some sort of chemical spill and the fishing is poor but the big deer around it is fantastic.

Anything is possible Ronnie for the reasons you mentioned but this seems not likely to me at this point. I can't see a developer being willing to pay Luminant what they want for the land and lake while the plant is still standing despite there now being a plan to re mediate it. That's a long time to wait for your ROI. I think it would be far more likely for that to happen once the tear down and clean up is done. I also think, given CLP's history of developing these sites into Commmerical/Industrial use, there could be a plan in the works for a manufacturer to be coming in to buy the land where the plant sits because of its direct access to the railroad. It's a very interesting dynamic since Luminant still owns the lake and the land other than where the plant sits. I just want boat access back to the lake and hope the path we are taking now will work and hopefully sooner rather than later.

Luminant is just a name. Vistra Energy is the company that owns Luminant, TXU, Dynegy. That was the name that came from the bankruptcy. My guess is CLP acquired the properties for next to nothing. The big deal is Vistra getting the facility torn down. They are paying a lot of $$$$ in taxes as long as the plants are standing Plus the sites have to be reclaimed if they are not used for some active purpose. Last thing is that the company that tore down the Eagle Mountain plant actually made money on the salvage due to the amount of copper in the generators and wires and the recoverable metals.

I'm going to go out and buy 50 dozen hamsters. I will put them all on little wheels and figure out a way to have them generate electricity for me next August, when we once again have brownouts or blackouts because we wisely shut down power plants before new facilities with the capacity to cool all our homes were online.
Here all this time I thought the R in ERCOT stood for "reliability".
