Yes a pre and post work hydrostatic leak test. I paid a plumber. It was $500 for that test. Perma Pier said they would do one, but I thought 3rd party would be a good check and balance.




My quote shows pre test but salesman told me today they only do post. So I’ll be asking for that money back.

I would be there for the post test and watch the plumber carefully. the test is simple, a kid can do it. ive seen plumbers in person(not naming names on this site) crack pvc clean outs with a pry bar on purpose to make them fail to get some high dollar work out of a simple static test that should have passed. some people are disgusting, still works in dfw and north of here.

Its not always the foundation repair companies fault if settlement continues over time. You really need to understand the source of the problem, the bandaid(piers) does not solve the problem permanentley.


When we had ours done last year, the piers come with valves that they can hook up to in the future and adjust if needed. They also did an injection of a substance under the slab portion to raise and level it. We had one corner of the house settling/breaking off. When they put the piers in they were surprised that they had to go down 20 feet to hit solid resistance. Living in a friggin houseboat.

Thought I would update.

I have nothing but issues and have thought multiple times about walking out on this house. No one should spend money like we have and be stuck with foundation issues.

I can’t remember how much back ground Info I put in this thread but real quick.
House was built in the 40s but an add-on was improperly built on in the 80s. Didn’t know that until this process started. It was not tied in to the original house correctly so it was basically just it’s own structure moving independently from the rest of the house. Which is where all my problems are.

I ended up getting the $700 engineer report and spending $12000ish (a loan) to PermaPier. During the work is when I learned there was not too much they could do as far as lifting because of the way the add-on was. They ran some beams and did a bunch of work but could only lift so much without really destroying the walls (all completely remodeled by flipper). Also the more they lifted the outside the more the inside where it was never tied in to the originally house wanted to pull away if that makes sense. So they did the best they could and “stabilized” It where it was at.
Then the plumber came out and the included pressure test thing failed, which I witnessed. Turns out there was an old iron pipe just completely trashed under the house. That cost me $1000 to fix plus $300 to have the test redone.

Also I had gutters installed around the entire house for $800.

Fast forward to September, like 6 months since the work was done. Everything went to [censored] again in the same area. New cracks, doors sticking, etc.
Called PermaPier and they sent someone out for a warranty inspection. This person tells me that they will re-lift no problem, but we should have used steel piers not concrete and we have drainage issues. This is first I’ve heard of this. No mention before.

I asked him for a quote to do a drainage system. I have a sidewalk on one side of the house that needs to come out then the drainage thing put it out to the road. Then he recommended knocking a few more crawl spaces in my concrete exterior thing for ventilation under the house. Quote: $7000!!!!!!
No way.

So today they finally come out to do the warranty work and although the guy was able to get the two back doors to work properly, there’s new interior door that won’t close right and some folding laundry doors that look lopsided. He said he can’t fix those. So I don’t really know what to do with those now.

So, I’m $14800 in ($12000 or so of which is a loan), still need drainage work that I’ve been quoted $7000 for, a $269000 mortgage, and STILL have foundation problems.

So thank you for listening to my bitch session. Moral of story. Don’t ever buy a house that you may even think there’s a possibility of having foundation issues.

What are the odd that the house might get hit by lightning and burn to the ground??

Thank you for the update. Good luck with the rest of the fixing. You might be able to do the drainage yourself or much cheaper. I would get more opinions and do some research on that part. You will get through it somehow
