I would like some input on building a shed/additional sleeping quarters in the backyard. We have outgrown the house! We now have a 3 bedroom with 3 kids. We want to stay in the house, especially with price of houses these days and we love our location. I’m thinking about buying, building myself, or getting a contractor to build a shed type building. I really don’t want to buy a Lowe’s or Depot pos, and do the insulation and other stuff to it. What would you make sure it had as amenities? I will add electricity, for tv and a/c. What else would you do? Also pros of building myself other than customize it? Costs of having a contractor do it vs buy one and installed for free, then I go behind and do the upgrades and electricity? Has anyone done this? Looking for a starting point. Thanks and

If you haven't yet I would contact the city and see what the ordinances are first and then go from there.

If you want to use it as sleeping quarters, you will want to put in a bathroom. So you will have to run water, sewer, and electric lines. Check the zoning and/or permit requirements before you do anything.

we've been going thru the same thing. my Mom is coming to live with us. played with all kinds of ideas, adding on, building a separate small house. we ended up buying the place next door(need LOTS of work). here we go!

get at least 3 bids from contractors, check with city county for permits needed, add the room to the house.

I would not make it free standing for a bunch of reasons, biggest one is you will never get your money back if you sell where an attached adds to sf of house and adds value.

Why can’t two kids room together until the oldest moves out or go to college? I don’t understand why one kid is going to move into a shed in the backyard.
