Il see if I can set the stage here, just looking for some advice

My wife and I were given land and a house after a death in the family.
This house was built in 1980 its around 1850 square feet, 3 bedroom, two bath, 2 car garage with brick and a metal roof,all on a slab. We have gutted the inside of the house down to the studs, removed the fireplace and chimney. We are wanting to make the garage into our master bedroom and want to add on new build for the bathroom, and add new build for a mud room. By doing this it makes the house around 2800-3000 sqft.

Some questions:
Should I GC out myself? Or hire a GC?
We get free natural gas so Im thinking all gas in the house
The ceilings are 8 foot, How long does a metal roof last on a house? If its time to replace it I could frame to lift the ceilings
I assume using pex is now the way to go on plumbing?
Where can I get blue prints drawn?
Going to move the hvac that is in the closet into the attic, water heater tank will be moved to the new mud room
house will be foam sprayed

Just looking for some advice as its starting to overwhelm me a bit. Any modern advances in plumbing, electric, etc. that I should think about?

Unless your needing to get it done quickly, I would GC it out yourself.
Pex all the way plus have them put fire sprinklers in the kitchen and hot water heater closet.This is where 90% of all home fires occur, just tap off the pex pluming network - one head will put out the fire if it ever happens.
Led on the lighting and get you the wall plugs with the built in USB ports and prewire Cat6 ethernet wiring to every room, I know WiFi is great, but this is a cheap while your doing it now feature that you should do now while you have the chance that will allow security features to be added down the line in all parts of the house as well as better internet speeds.

Unless you have a network of subs you know and trust I would say hire a GC. Most contractors will charge homeowners higher prices than GC's. Getting plans drawn would be a good place to start.

with the manpower shortage we have

brad, hire a gc after you have plans drawn up. find an architect and have them do the prints. with add on bathroom you will be dealing with septic and that requires an engineer if new is needed or even if an additional tank is required. have to have a permit pulled for septic as well. (wells and septic systems have to be permitted no matter where there they are going in). septic is based on sf.
if you don't know the contractors you put yourself in a position of having to be on the watch constantly for quality of work and even that they just show up, hire a gc.
as the gc you also have to write all the checks, do you know how much hold back to keep for ea. trade? how to set up draws and determine % of work done so you don't overpay? will you order materials or allow the subs to do it, if the subs do it be prepared to get ripped off at least twice due to overcharging.
there is a lot to know and remodel makes it just that much more difficult, in the long run you save money hiring a gc.
did it for 20 yrs out of 35 I was in construction, it ain't as easy as some think.

put an outside tankless gas water heater in for the new bath, maybe even replace the current with one as well. worth the money in the long run. we have renai out here. 9.5 gpm @ 130*
forget raising the ceilings, you would have to frame way to much to make it worthwhile, can't pony wall on top of existing and add a roof, nope, nope, nope.
metal roof should last forever, may have to have some screws tightened every 5 yrs or so is all.
be sure to really think out your electrical and plumbing before the foam goes on, add wiring/pipe for anything you may want later and save a bunch of money over adding after the fact.

Hops right tankless on the outside do PEX how do you get free gas though
And for the sprinkler system you can do that through your whole house pipe it so there's no dead water in the lines

definitely install gas generator to provide electricity. If you can diy some of the work and not in hurrry GC it yourself.
Like they always say if you want it done right do it yourself.

I have gas water heater, hvac heater, and clothes dryer, and it saves a bundle on the elec. bill for only about 50 a month,
would love to go back to the gas stove top some day
