Pasture Lease Cost

I’ve got two pieces of land in northeast Texas, Lamar County. They are both pastures, no woods, no hunting. One is 62 acres with four stockponds and the other is 20 acres with two stockponds. Both are decent pastures and have good fences. What are places like this leasing per acre these days?

Lots of variables. If someone wants to grow hay, when it sells, or the value of it, you might split it with them.
My Mom inherited 64 acres near Fredricksburg where she grew up. In agriculture production, the property tax was $64 a year. If the yellow Piper Cub flew over and didn't see any farming/ranching going on- it was investment property and the tax was $900. a year. She leased it to her brother for $60 a year so he could run a bunch of sheep on it and Mom got the lower tax rate.
It sort of comes down to seeing what the market will bear for what someone wants to use it for, and make your best deal.

Both are leased right now but I think I am leading it out pretty cheap. The 20 acres is being used to bail hay and for grazing cattle. The 60 acres is being upside for grazing cattle.

Both are leased right now but I think I am leading it out pretty cheap. . If they're good tenants, I wouldn't push them much. Maybe get them to do some upkeep on fences and such so you don't have to instead of raising the rate. But you've also got a built in security system with them keeping a eye on the place. Nobody wants to leave money on the table, but good tenants are kind of hard to find. And the cattle guy will be there about every day tending them. He won't put up with any hanky panky from trespassers either. Hey, what's that young lady shooting? I shot and reloaded .50 BMG not too many years ago, and that blast & impact looks real familiar.

On my leased hay fields I pay $3 per bale we produce. I only have one place leased for cattle and I get it for $6.00 per acre per month. I’m about an hour east of Lamar County. My places are in Titus & Morris

$72 per acre per year? That’s crazy. Good pasture for grazing or hay around here (Mart, Tx) is $20 per acre per year.

Her is what I am currently getting. Yes, they take care of all the fences and watch over things, so that is a big plus.
The 20 acres is being used to bail hay and for grazing cattle....$22/acre/year...….$440 per year The 60 acres is being upside for grazing cattle.....$20/acre/year...….$1200 per year

Thats a lot more than what we pay NW of Ft Worth. $6-11 per acre is what I pay for grass only.

20-30 per acre per year for improved pasture with good fence in eastern Williamson county few years ago. Haven't leased any since late 90's it was 10-15 then. I have a friend in Comal county that pays per headper month, don't remember how much.

You really just hope to get your taxes back with a bout 10+% to boot...there are options to get more, but the people who pay that will overstock and overgraze.
If you want more then you really need to consider hunters...they are filthy critters, but they pay well.
