Totally depends on your budget.
If you want beach and blue water access, it's gonna run a lot more than just bay access.

My canal house in Seadrift is 1/3 the same house in Port O' Connor, take you pick.

Flour bluff area is pretty nice.

Property taxes are pretty brutal in the whole area, don’t forget about flood insurance and windstorm insurance, those will be required in a lot of areas.

My budget for a 2bed/1bath. With securty fence around 150,000. Cash, have 2 dogs that I have to make sure neighbors wont complain if they bark. I know nothing about the area.
That is way it appeals to me to move there. As far from West Tx as possible.
Everyday a new adventure.

I have a home on Copano bay and people are choosing to sale homes and lots after the hurricane. Insurance is very expensive, have you checked into it?
