I heard the city manager of Rowlett being interviewed this morning and one had better hope they don't forget about fisherman. The city manager said they have a developer in place who is going to add retail and residential projects to the area. I did not get the impression that fishing wss all that important to them.

It must be the pessimist in me, but I bet the lake doesn't even get an extended low water ramp out of the deal. All that money will go into Dallas proper and never the light of day again. The park will look like the area around Bass Pro and the Rockwall side within a couple of years. Nobody would invest that kind of money without a plan to get it back, except our federal government.

The city of Dallas was deeded 1 acre in the deal for Police and Fire facilities, it is the land between the ramp and 30 on the east side of Dalrock. This is the only partial of land Dallas has any control over and it will house a police/fire building as well as possibly a boat house to house our fire boats and the police boats since the marina will be gone soon.

The rest of the land will be developed, rumor is marina will be shut down as soon as Rowlett takes over. All the land except the 1 acre deeded to Dallas will be under the control of the developer. I doubt they plan on having a public ramp anymore. A good sign is after the lake came up enough to start using the old queen ramp, permanent concrete barriers were installed blocking off the ramp. These were not installed when the lake was almost 11 feet low when it was unusable, but just in the past couple of weeks.

I hope I am wrong, but this is what we are hearing through the Dallas side. If you live in Rowlett I suggest you contact your council member and inquire if they plan on building a public ramp...

Spoke to one of the Rowlett city counsel members and for what its worth he confirmed the purchase and there was a developer hired to put something together for the development of that area. He also stated he was unaware of any changes regarding the marina or ramps. There will be more info coming out in march at the city counsel meeting and on the Rowlett city website. Guess we will all wait and see.

Rowlett city manager Brian Funderburk said that plans for the area include developing high-end, single-family and multifamily residences, as well as commercial properties such as restaurants and hotels. The money for the purchase is coming from Rowlett's development partner, Donahue Development.

The Dallas City Council approved the sale of Elgin B. Robertson Park to the City of Rowlett, specifying that the proceeds and interest from the deal would be used for new facilities and improvements to the Dallas park system.

Rowlett will annex the property, a 257-acre green space off Interstate 30 with facilities for hiking, boating and fishing along the western shore of Lake Ray Hubbard. Dallas gets to improve and refurbish its parks.

Dallas Park and Recreation Department director Willis Winters said in a statement that the city council's action will allow the department to develop new aquatic facilities, including five new community centers and three new regional centers. "We are excited that Dallas residents will reap the recreational benefits of this sale," he said.

The sale is expected to close sometime between April and September.

In 2012, the Dallas Park and Recreation Board adopted a plan to find money to build family aquatic centers and replace the city's outdated community pools. In 2013, Dallas voters passed a proposal calling for the sale or exchange of the park.

As part of the sale agreement, Dallas will redraw the park's boundaries to reflect its location within Rowlett and give Rowlett two sites on the property to develop new marinas. In addition, Dallas will transfer to Rowlett the park's existing marina lease and first responder and public safety responsibilities for designated lake bridges.

Rowlett will take over trash removal and other maintenance functions that are currently being handled by Dallas Water Utilities. That'll save Dallas $57,000 annually.

In exchange for the boundary adjustments, Rowlett agreed to a revenue-sharing plan beginning in 2036 that will give Dallas 25 percent of Rowlett's tax revenues on real and personal property, hotel occupancy, mixed beverages, and future tax opportunities. Annually, Dallas stands to receive $2 million indefinitely from the agreement.
