just caulk the butt joints, leave the corners alone or you will just make them worse. use a caulk called big stretch, lowes or homey despot carry it. this caulk works best on hardie since it will stretch a lot further than most other caulks. https://www.lowes.com/pd/Big-Stretch-10-5-fl-oz-White-Paintable-Latex-Window-and-Door-Caulk/4411173

I have it on my house, virtually indestructible stuff, what is the condition? Unless your wife runs the lawnmower into the air conditioner which tips over and hits the house. well quit lettin her do nascar laps in the yard. there, problem solved. you're welcome. She forgot where reverse was.

@ Butch Sanders. They didnt know much about the product when they first started using it back in 1999. I dont think you are even supposed to nail the corners.
Anyone want to give me an est. on caulking and painting? Some trim needs to the replaced too. 2 story house and a detached 2 car garage in Grapevine.

Had our metal frame, two story, built and covered with Hardie in 2002. Bought the primed and hand brush painted with seams and underside of each plank caulked. No problems since. Low pressure wash once a year. Definitely low maintenance. Not sure paint will last 50 years as advertised, but definitely longer than any other siding.
