And for Granbury:
Pro: Nice town, close to the metro mess, but still far enough away
Con: That lake is on the Brazos river. They suffer from golden algae. Along with water quality and levels you'll also have golden algae to work with at times.

All lakes have some kind of issues , you can find fish in any water that has fish ,the drinking water is not a problem get a filtering system , traffic sucks everywhere when you're in a hurry . There's something about drinking coffee on your dock watching nature wake up in the morning that's my opinon.

I live in Stephenville and own a lake house on the water in Granbury (30 minute drive). I absolutely love it.

Consider a smaller lake, I live on lake Graham with lot lease
the lake does get low once in a while but in 9 years there has
been one period of time that I couldn't use a dock. I would have
to agree with TxJole, it is great walking 60 or so yards down
to the dock hitting a switch and being in the water. A floating
dock goes down with the water so no problem unless it gets real
low. Has good White Bass, Hybrid, LMB, Crappie, Cats. the lake
rarely gets crowded and during the week very few boats out. A
small lake but in 9 years I have not even scratched the surface
as far as finding good fishing locations. Just keep going back to
the favorites and have done fine. Housing less expensive and
have had great neighbors so far. Right now I say that they will
have to carry me out of here. 3 1/2 miles to town and there is
a Walmart, McDonalds, and Hospital, what more do I need. Lots
of Wildlife, also.

Cedar Creek has too many houses. No grass anymore. Boat Docks everywhere which are good for Crappie fishing. Just not for me. Too crowded.

When Ray Hubbard first filled docks were allowed. Then in the 1970's the cities began to hassle the homeowners about docks. I lived on the Rockwall side and had a floating dock. At that same time on the Garland side the city was tearing out people's docks.

I have a lake house near the dam on lake Granbury with 2 story large deck and boat lift that I am renting if you are interested in trying it out for a weekend. Sleeps 10.

I have lived near Granbury for 16 yrs. Glad I didn't buy a house on the water. You have good fishing every few years IF golden algea doesn't wipe everything out. We get it every year, sometimes real bad like this year. Water level was so low all ramps were closed and lake was dangerous for most of the summer. Most docks were out of the water. Taxes are out of control. If lake is useable in summer, get the hell off by 10am during the week and forget about weekends. They are maniacs out there.
