$10/acre is not high if the place has been properly managed. I'll put it in perspective for you. The second-to-last lease I had was 1,400 acres and I paid $24,000 year for it ($17/ac.). Mind you, it was high-fenced, had a very nice 1,750 sq.ft. house sitting atop the second highest point in San Saba County 12 acres of food plots and five existing stands. Plus BIG deer. On top of that, I fed 135/tons/yr of 20% AntlerMax. We went through 20 tons of corn during the five month MLD season. All those feed costs came out of my pocket, as well.
The one before that was in Webb County and 8,500 acres, with six folks on it, total. We fed protein there, as well. That place was $100,000 year before other expenses.
Most recently I was on a lease in Webb County just SE of downtown Laredo. It's 7.700 acs. and $22.75/ac. with feed expenses and labor to fill our feeders included in that price, a bargain!
esp's place sounds like a good deal in today's market if it's a good ranch.
