About how much does it cost per sq ft to build a home in Texas these days? Not a full on custom, just a regular one with a few mods.

Varies greatly by location. You need to say where, and some idea of how outfitted you want the place. The extras drive the price up very quickly. Triple crown moldings, granite, trey ceilings etc. Hand scraped floorings, all that stuff costs $$$$.

The builders that I print for say $100 s/f in Dallas.

You can find $65s/f out in east TX for a rather plain jane house.

go to home depot and buy one of those small two stories and add on as you can afford it
They look as well built as a lot of custom homes I have seen.

there is no set price for a custom home, it will depend on a number of things. how many sf? what amenities do you want? slab or pier and beam or on stilts? what kind of kitchen, large custom with built in cabinets or pre made, granite countertops or tile or preformed formica?
get your info all gathered up with some prints and get at least 4 bids from builders, ask for written scope of work to be included so you know what they are going to do in detail.
get a timeline on the build and put a penalty on late finish, not ridiculous but enough to keep them motivated.
maintain an owner inspection for draw status so you have final say in when the money gets paid.
put a 15% retainer in the contract for final pay, this gives you last say on the quality and if the work is to your satisfaction, 15% should payable within 14 days of you signing off.

Really I can't tell you many details. We're just kicking the idea around right now. And i'm just wondering if I'm gonna save money by building vs buying.

All I can tell you is it would be a central tx/hill country home, slab, 2500-3000', nicely done, but not over the top fancy.

No Joke---- I've been told if you can make it through that, you have a good chance at forever.. LOL... will see.

I contracted all the work myself, and did a lot of the inside myself, you can do it with no frills and save around a 1/3 of the cost.. If you have the right contacts to get started, my brother owns a plumbing business and knew a lot of the right people, that helped me big time.

$100-bucks a sqft these days, should get you a very nice place, like you want it...

go look at some of the offerings that are already out there, sometimes (especially in this market) you can find one that with just a minor amount of remodel will be your dreamhome.
probably cheaper in the long run as well.
centex/hill country I will guess about 125-135 sf depending on where it is located.

100 a sq ft. but thats a good basic ball park.

flooring, cabinets, countertops, tile work, finish work... all will change the variables a great deal.. as will extra bathrooms... etc..

wife and i were going through the ins and outs with a couple builders, couple years back... We live an hour from Dallas and were looking a a brick, stained concrete floors, granite counter tops and a few little extras here and there... we were looking at about 85 per sq. ft.

the same guy is a friend, hes telling me now, that the same house would cost us about 95 per sq. ft. and hes building decent houses in the metro for 100-105 per sq.ft. now.

of course these are regular countertop, plain jane houses...

I added on 750 sq.ft. to an existing 1,000 sq. ft. hunting camp in the Hill Country and it cost me $34.66/sq.ft. with rough cedar walls and cement floor, nice cabinetry and bathroom, laundry room, two bedrooms and a utility closet. That was bare bones. It'll go up from there deoending on what you want and how far out in the sticks you are. Like Billy said, $100 sq ft will get you a very, very nice place. I would think ~ $75/sq ft/ for something nice, but not fancy.

Just built a full on custom home in East Texas this year:

1st floor 1,789 total heated cooled 2,559
Loft 770
Garage 1,156
Porch F 437
Porch B 250/84
Total Sq ft = 4,486 cost $310,000 = $69.10 sq ft

And: Pump house 12x12 = 144 cost $6,700 = $46.52 sq ft

Other stuff you may or may not need to buy:

Land, Septic, water system, clearing, roads, driveways, appliances, closing costs.

As far as nice, I have a three car garage, Granite counter tops, hard wood floors, double crown molding. The home seems to be well built as well. Forgot, house is hardy plank siding and slab.

back porch - 416
front porch - 320
guest house - 450
shop - 1500
barn - 1200

total = $127,000/ 6786 sq ft. = $18.75 per square foot grin

In general terms, sq. ft. when considering building a home is usually referring to ONLY living space.. you get it a little cheaper or more expensive depending on garage size...
