The wife and I are looking to buy a new home. It will need to be built. The one we found is a Gold Star Home. Its not a "custom builder" but its as close to one as you will ever find. They can change about 80% of a floorplan before we build. My question is the house we are looking at is in a community in South Burleson. They also have a community in North Burleson. The same exact house is $40,000 less in North Burleson, but we like the neighborhood so much better in South Burleson. The North community has a bunch of lower priced homes in the area and we dont want to live in a community of a bunch of renters. Plus the lots are larger (which we have to pay $12,000 for)in the community we want. These communities are about 5-6 miles apart. In my thinking it cost the same to build either house. So I should have some negotiating room here. I know I can negotiate on upgrades. I would like to find out how much room on the house and the upgrades can I negotiate. I know none uf us like to pay too much for anything (well most of us). So what do you think?

My first suggestion would be to look at http://www.hotonhomes.com and see if they have any discounts for the builder you've listed.

The reason the house in South Burleson is more expensive is the location. It is not as overrun and quiet frankly is nicer to live in down here. I have a primary residence in Joshua.

Just like any home, just because they ask for the price doesn't mean you have to pay for it. With the glut of new homes on the market, you are in control.

Y'all know me. Know how I earn a livin'. I'll build this house for you, but it ain't gonna be easy. Bad soil. Not like going down to the pond and building a play fort. This home, swallow you whole with leaking roof. No shakin', no tenderizin', down you go. And we gotta do it quick, that'll bring back your houseguests, put all your businesses on a payin' basis. But it's not gonna be pleasant. I value my neck a lot more than three thousand bucks, chief. I'll provide the materials for three, but I'll construct it, and put a roof on it for ten. But you've gotta make up your minds. If you want to stay alive, then ante up. If you want to play it cheap, be on welfare the whole winter. I don't want no volunteers, I don't want no mates, there's too many captains on this are. Ten thousand dollars for me by myself. For that you get the house, the roof, a garage the whole dam thing.
