Try Old Republic or Fidelity. Most the same [censored] with all of them though.

I think they are a selling tool. I read where over 90% of the home warranties are bought by the home seller as an incentive for the buyer. Then, if the buyer has a major problem with the house, the seller is off the hook. Try getting an a/c unit replaced in August. You might have it replaced before you need the heat....maybe.

We have been trying to deal with American Home Shield on an issue and its been unresolved for over 2 months. Every Friday Im on the phone for at least an hour and still have a broken pool heater, damn crooks!

They wont replace it. I fought that same battle with them and they wouldnt pay it due to improper chemical maintenance. I had my pool guy look it over and he said they were full of shiz. We just purchased another pool heater and didnt involve them.

I had old republic. Got a new dishwasher, outside a/c condenser and new evaporator coils from them but they didnt renew me this year. Lol Home warranty companies are a pain and their contracted labor is not very good but I probably saved myself around 4-5k in the 5 years I had it.

I have a neighbor up the hill whose main sewer line came unlatched in the center of the foundation. $20K for them to dig a tunnel and fix it. Their home warranty paid it. I will ask them who they have and report back.


And I know who "Jeff" is.

Please do as Im interested. Id be curious if the warranty company paid or if the homeowners insurance paid. Every warranty company I know of will typically give a limit of like $1,000 to go thru the concrete, and not pay for tunneling. Most homeowners insurance companies will pay for the tunneling but not the repair. My overall opinion of warranty companies is there ok if you cant do minor repairs around the house. If you have a major issue at your home its probably going to cost you some money.

They tried to get the builder to pay. Their neighbor is the builder A big drama. He put a 10 year warranty on his homes. But claimed bankrupt. And according to them hid his money when they went after him. Very ugly fight. Then they got their Home warranty to pay. They started digging at the house perimeter looking for it. And they kept going as I remember. Until they got to the middle of the slab. Big home. And they put a herd of cattle upwind from their builder after it was over. duel
