We're buying a house have been told to pick a home warranty company. Who do you recommend and who is a worthless waste of time?

Stay far away from American Home Sheild. As long as someone else is paying for it then get the home warranty. I wouldnt waste my own money on one after the home warranty contract is up, which is usually a year.

Theyre all mostly worthless. I did get my heater fixed one time but had several other items like a cracked pipe on a hose bib that they wouldnt cover. Never told me why just that it wasnt covered. I only had the policy bc the seller paid for it.

Also you cant choose the service company that you want. They will send some interesting people to your house.

And, their idea of "timely" service calls is different from the contractors I normally use. Have never had a positive experience with any home warranty, except when I was the seller of the house.

When we bought our house, the sellers paid for 1 year of coverage from American Home Shield for us. Was a bigger problem for us than if there had been no warranty. The only thing that broke down was the built in microwave. 4 trips by "authorized" repair people, from 2 different companies, replacing 3 different components, and it still wouldn't work, only then did AHS authorize the replacement of the $350 microwave. They spent over $400 trying to fix it, and wasted about a month of our time with different service techs (who all said it should have been replaced to start with).

Funny side note, the replacement microwave broke down within 2 months of being installed. Instead of calling AHS we called the manufacture warranty number. They sent a new microwave overnight/next day shipping for free and had us toss the new/broken one without having a service guy look at it.

The seller is paying for it. Sounds like American Home Shield is garbage. We'll avoid them.

State Farm is now offering to cover your HVAC unit and water heater for $35 a year on their homeowners policy.

Americas Best home warranty is the one we got with our new home.... Relator recommended them, but I have not been impressed so far.

We have AHG, (American Home Guardian) They don't like to answer their phone, or return calls when they are on the hook for a repair

Try Old Republic or Fidelity. Most the same [censored] with all of them though.

I think they are a selling tool. I read where over 90% of the home warranties are bought by the home seller as an incentive for the buyer. Then, if the buyer has a major problem with the house, the seller is off the hook. Try getting an a/c unit replaced in August. You might have it replaced before you need the heat....maybe.

We have been trying to deal with American Home Shield on an issue and its been unresolved for over 2 months. Every Friday Im on the phone for at least an hour and still have a broken pool heater, damn crooks!

They wont replace it. I fought that same battle with them and they wouldnt pay it due to improper chemical maintenance. I had my pool guy look it over and he said they were full of shiz. We just purchased another pool heater and didnt involve them.

I had old republic. Got a new dishwasher, outside a/c condenser and new evaporator coils from them but they didnt renew me this year. Lol Home warranty companies are a pain and their contracted labor is not very good but I probably saved myself around 4-5k in the 5 years I had it.

I have a neighbor up the hill whose main sewer line came unlatched in the center of the foundation. $20K for them to dig a tunnel and fix it. Their home warranty paid it. I will ask them who they have and report back.


And I know who "Jeff" is.

Please do as Im interested. Id be curious if the warranty company paid or if the homeowners insurance paid. Every warranty company I know of will typically give a limit of like $1,000 to go thru the concrete, and not pay for tunneling. Most homeowners insurance companies will pay for the tunneling but not the repair. My overall opinion of warranty companies is there ok if you cant do minor repairs around the house. If you have a major issue at your home its probably going to cost you some money.

They tried to get the builder to pay. Their neighbor is the builder A big drama. He put a 10 year warranty on his homes. But claimed bankrupt. And according to them hid his money when they went after him. Very ugly fight. Then they got their Home warranty to pay. They started digging at the house perimeter looking for it. And they kept going as I remember. Until they got to the middle of the slab. Big home. And they put a herd of cattle upwind from their builder after it was over. duel
