He's a jack***. I've dealt with his rants for years. Once some mice got into his space and chewed on some stuff, all cosmetic. Our lease states that we are not responsible for damage. However we usually do help people in cases like that, usually a discounted rent. However when his stuff got chewed on he called me up, cussed me out, threatened legal action and hung up. Since it was up to my discretion he got told that the letter of the lease was the word and sent him a copy of the agreement. If I get threatened with litigation I say "Go for it." My company can afford it, can you?

If you can't handle a 5 day grace period then you are too immature to rent from me...or too broke.

If he had been polite then I might have been inclined to work with him. I understand that stuff happens but be professional about it.

This guy is a pain, he is all Ayn Rand, even writes "Who is John Galt?" on his walls. Since most of my clients are younger he is always griping about them. He doesn't realize that his annual increases have not kept up with market values, and the remodel I am doing in two weeks will raise his rent to market value. I expected an earful then anyway.

Good riddance. I've already got people interested in a space exactly like what he has and I've quoted them a higher price than what he is paying.

IF he stays he will pay the new rate. If not I hope he read the part of the lease about 30 days written notice of move out.

sounds to me like you may be a POS and are expecting to screw this guy over. 10 years of loyalty may not mean much to you, or your company, but to an honest and respectful business, it does mean something. Most rental properties feel they are worth more than they really are. Sounds to me like yours is worth less.

Doesn't sound like he's only been late once. It also sounds like they've been dealing with a hothead for 10 years. I'd be sick of it, too.

I'm sure you're correct that he doesn't know the market value of his rental. I don't think the majority of people understand market value, even some landlords I've rented from in the past.

I hope so. I've no time for people who don't expect ethics and accountability over blind loyalty.

Anyway, the particular property in question is bit run down and is priced accordingly. Most of my clients choose that one for the bargain.

It's also getting a substantial remodel next week. I'm pretty excited about it.

I just don't see any reason for a grown man to act like such a brat.

prior to retirement,I worked 27 years as mall/shopping center manager...unfortunately accounts receivable was one of my responsibilities and I hated dealing with slow/no pay tenants....also never did understand why a tenant would get mad at me because they hadn't paid their rent....

Agreed, this guy just emailed me saying he would take legal action against the company. Over $50? His rent was 8 days late. I've got clients in their 20s who are more mature than him.
