Any experts out there? Getting ready to have my house painted and need some advice on the siding condition.

Had mine repainted several months ago for the first time since it was built in 2001. Power wash and paint. Cement fiber doesn't absorb paint so you can get away with one coat with touch up.

You are wise, there is a big difference between following Hardies tutorial and just slapping it up, finish caulking and proper gapping for expansion is key.

There are many Hardi specific tools on Amazon , blades hanging tools etc.


I never met a fish I didn't like,........

need more info, do you already have hardie?
if you have it has it been painted before?
pictures help if you have damage etc.

Hardie is meant to breath and expand. Don't do like my neighbor and caulk every seam on his house before he painted it

yep. should only fill nail holes if needed/caulk joints but not lap seams.

Just had my entire house redone in the pre colored siding...very pleased.

The real testament to Hardie Board is on my Athens Park Model Trailer at the lake - sits under a huge pecan tree on Lake Fork...gets sap and lost of dust from the park, I've had it for 11 years...and it looks brand new (well it would if I had time to wash it!).

The stuff is amazing in my book...no way I would go with any other exterior sheet/lap-plank type product. Well worth the money and I would have it installed by the right team as well.

16 years old . Painted once, Getting a lot of end gaps and corners breaking away where it was nailed. I dont think it was flashed under the seams like they recommend now.. It is a David Weekley but it was when they first started using it. If I dont caulk it like some have recommended and its not flashed can I get water under it and to the Tyvek wrap?

no, you should be fine on the overlaps, caulk the butt-joints and any nail holes that are exposed. you can hand nail any loose spots, just be very careful as hardie will break very easily.
