I posted this in the classifieds but did not really get any feedback. I know a lot of the bass fisherman or familiar with this lake so I decided to post here as well.
Help me out TFF. My wife and I are looking for a lot or some property (not over 20 acres) on Lake Fork. We have a relator looking but I know there are a lot of developments in the area that don't go through real estate agents. I also know there are always places for sale by owner or maybe places for sale by word of mouth. I want to stay in Wood County and prefer medium to deep water. I don't want to be the last house in a shallow cove. What you got TFF network....I know a lot of you are very familiar with the area.

Last piece I bought was an acre on deep water, land only. Had SRA setback and paid like $50K back in 2005.
I did notice non lake property is very cheap compared to lake front. How much lakefront you trying to buy?
Mine was in HOA and it kinda suxed having to pay someone to keep it mowed

There's a few houses going up in my neighborhood(north shores, shotgun crossing)..not sure if they are being built by owners or what. Worth a look though.

I have looked for two years. There are a few out there. Any that are nice are very expensive. Those that are reasonable are trash lots with no trees or a draw running through them.

Right now I would just like to find a lot and build on it when I retire.
Big Red...You are correct. I have found a few at a decent price but they are in "not the nicest" areas, are in the back of a cove in very shallow water, or they have a giant ditch through the middle of the property. I have found a few others that are good but hey are really expensive, talking about $100,ooo per acre. Another issue I am seeing is everything has deed restrictions. I want to build a nice brick home and have a nice detached garage for the boat and a side pad to park my RV. Most will not even let you keep your boat trailer on your property.

I have around 9 acres (with leaseback total 17 or so). It's not up but I would be willing to discuss selling. Lots of trees, nice waterfront. No structures on lot but I think a great view with lots of giant trees to build around whatever you want. Anybody can pm me if interested. No deed restrictions and not 100k an acre lol!!!

I had a house on the lake and if you buy even a couple miles from the lake your taxes will be way less if that makes any difference to you. Taxes are much more reasonable. Thanks for the locations, I'll take a look at them.

My daughter and son n law have, I think the best lot in Penson Springs for sale. They had a baby at 40, changed their future plans forever.. Opppps
Close to 1. Acre deeded, 2 acres lease back... No HOA, there is a covenant, minimum sq ft 2000 ft. Big trees, on a deep water point that runs out to the creek channel. Narrow up front wide in the back, lots of water frontage. The pier and boat dock can extend 150 ft if so desired. Last lot in the subdivision and the nicest lot....Last I heard he wanted 89.9, utilities in place. You will have to install an aerobic system of course. Most important is location to deep water and good neighbors second, it has both. However it is in Rains county, don' build a mansion and you' ll be ok.
Close proximity to commerce is another advantage, shopping, Doctors, dining, and entertainment. This lot is located right for all those amminidies..
Coach, sorry I haven't contacted you, it hasn't been on the market long, the price is sure to go up, being the last lot and there are contracts on 2 others right now... Sorry for the long post. Genevieve Golden is the realtor..

Closing on a lot in Royal Oak Estates tomorrow. Having looked for 3 years on several East Texas lakes, Sandlin, Cypress, Caddo, Fork etc this is by far the best subdivision I found. Most people there are retired I believe. Only 2 or 3 water lots but the pricing is reasonable. Every subdivision is going to have deed restrictions, but these all worked for me. We are leaving 75 acres in Wise County with zero restrictions so I was picky. Earlier post gave you the location - go look for yourself. Be surprised if you don't like what you see.

Links of lands end is amazing. Greet water everywhere and golfing. Yea sir! I live in Lands End, it's a awesome gated community with nice golf course/pool and restaurant.
