Where to live on Cedar Creek?

My wife and I are seriously considering moving to CK. Priorities are under $450K, waterfront, water when lake gets down 6-7 feet, out of south wind, east side of lake.
I will fish. A lot, as in I never tire of it. Mostly crappie, from 18-ft aluminum G3 with 100 HP Yamaha, and from my own dock.
Considering all that, hoping a few of you who really know the lake will offer suggestions on which arms or areas would be best.
I'm using Zillow, Google Earth and Navionics topo map to eliminate specific homes. We will look at several with Mcatee agent Friday.

First, having lived there full time for about 15 years, I'd get a good realtor, there are so many places for sale on the lake that without one you'll spend months looking around. I'd give Janus Haney a call at Johnson Monroe. I know of one place on the west side that was for sale last time I looked. It's right at the mouth of the old Marimac Marina, on the west side. It faces north on a beautiful lot, has a deep water boat house. I was 5 boat houses to the west and in front of my place is a huge brush pile I built over the years that holds crappie year round. I used to regularly see the guides brining customers to fish it. If I were moving back to the lake, I'd buy it myself.

I'll keep your friend in mind, OkieBob, and look into that property. You're right, too. Many available, and prices are very inconsistent. Do you agree with the wind thing?
There are a few places on the Clear Creek arm I like, both in terms of housing and fishing. Any pros and cons there?

The property values and soil are better on the east side, as is the fishing in most cases. I like your idea of a south wind block, as Cedar Creek can be a beast with a south wind. I lived on the east side while guiding, and I couldn't have been more pleased. As far as water depth, property value and aesthetics go, I would start my search in the Enchanted Oak area, and move south from there.
As for an agent, I recommend Courtney Dickens with McAtee Realty. Her specialty is water front homes, and I can attest to her character both as a friend and professionally. Her number is 903-818-1327. Tell her Lane Palmer says hello.

I have a lake house and the predominant wind is out of the West to South West, and my house faces north. That also provides shade on the side of the house you like to sit and look at the lake from.
Guys think about stuff like that and the garage/shed ... not the wife.

I live on the east side about a half-mile north of 334. If I was doing it all over, I would take Lane's advice and not go further north than Enchanted Oaks. There are several small creeks on the east side with deep water docks between Enchanted Oaks and Crappie Island, and you can't go wrong in Clear Creek or Caney Creek.

just bought last September off clear creek. neighbor just put his up for sale very cool outdoor areas. it is on knob hill in Clearwater bay edition.

With $450K, you can get into a nicer neighborhood. I live south, so I like that area. I'd suggest making sure you get enough water under your dock to allow boat launch when the lake is down, and I'd suggest getting in a safe neighborhood (there are some rough areas around the lake).
