Want a gorgeous lot on a VERY VERY good private, managed, bass lake in east Texas? Here's your chance.
* It is very rare that a lot is for sale on Echo. There are only 83-lots on the entire lake, and most already have homes built on them. Mine is the only vacant lot available.

* Echo held the state record a couple of different times, back in the 80's, before it went to a private, gated community. I've twice caught double digit fish within the last year.

Annual dues are $850. This provides for all of the mowing of the association property, trash pickup, maintaining the lake/fishery, baitfish (shad), community pavilion, docks, community use barge, etc. When you see the Echo Lake community, you will see a park-like setting. It's a very nice place. It is NOT like some of the places you see on various lakes with a hodge-podge of homes and trailers stacked up against one another.

Building restrictions require at least a 1500' structure, but no mobile homes. The rules are not very strict or demanding. They just don't want someone pulling in a 1952 single-wide beside a neighbor who has a permanent home.

This is a premium lot. While there are no 'bad' locations on the lake, this one is central, good water @ the shoreline, and has an awesome lake frontage. Plus EXCELLENT retired neighbors on both sides. There are no theft issues or security issues within the Echo Lake community.

Are their any restrictions on the boats you can use on the lake? HP limits or electric only?

No special boat or HP limits, but they just don't want folks blasting across it roflmao

I fish it out of my 20' Procraft, with a 200 Merc. But being 175 acres, you'll never need to open it up anyway.

Echo Creek Golf Course adjoins the SW fence of the property. But I don't think dues are included. But there is what they 'thru the fence access to the golf course', whatever that means. I've never played there but understand its a pretty little course! I think the access part just means you can drive your cart through the common fence gate, without driving all the way around the highway smile

It surely would, Jim. Most people there are retired, and semi-retired. It's a very laid back community. The nice thing is that you're in your own private area, with superb fishing right out the door. And the drought doesn't effect Echo. It's spring fed.

I've got it priced so that a fella could hopefully afford to buy it now, make payments for a few years until it's paid off and then build a weekend home or retirement home. It's an awesome place. I've just gotta keep the wife happy and also get the kid thru the University of Arkansas.
